Requirements for Egress Windows
Most local building codes are adopted from the International Residential Code and likely require egress windows for basements in use a living space. You should be able to easily open it without keys or tools, and it must comply with the following requirements:
The minimum window opening should be 20 inches wide and 24 inches tall, with 5.7 square feet minimum net clear opening.
The sill height must be no higher than 44 inches above the floor.
The window well must have at least 9 square feet of floor space, at least 3 feet long per side, and a permanent ladder or steps if it’s more than 44 inches deep.
