Requirements for Egress Windows

Most local building codes are adopted from the International Residential Code and likely require egress windows for basements in use a living space. You should be able to easily open it without keys or tools, and it must comply with the following requirements:

• The minimum window opening should be 20 inches wide and 24 inches tall, with 5.7 square feet minimum net clear opening.

• The sill height must be no higher than 44 inches above the floor.

• The window well must have at least 9 square feet of floor space, at least 3 feet long per side, and a permanent ladder or steps if it’s more than 44 inches deep.

Egress Window Options

The foolproof design needs no hidden latches nor special instructions: simply slide it open to use as an exit, as the extra-wide window is designed to be code-compliant. As a bonus, the bigger glass areas allow more natural light into your basement.

4. Window wells – We offer window well options from manufacturers Boman Kemp, RockWell, and Bilco Scapewel. On top of preventing the soil from blocking the egress window, our window well options provide stylish and functional options, from ladder styles that maximize space to stylish stacked stone designs.
